PROJECT MANAGER

Job Responsibilities:

• Lead and manage property development and construction projects from planning, design, tendering, construction, testing & commissioning, through to project completion and handover.
• Develop and monitor project implementation plans, work programmes, budgets, cash flow projections, and key project milestones.
• Coordinate and manage consultants, contractors, subcontractors, suppliers, and internal stakeholders to ensure smooth project execution.
• Monitor project progress to ensure works are completed within approved budget, quality standards, scope, and timeline.
• Review and evaluate project costs, progress claims, variation orders, extension of time claims, and contract administration matters.
• Lead, supervise, and coordinate the project team, including Project Engineers, in-house Quantity Surveyors (QS), consultants, and contractors, to achieve project objectives within the approved budget, quality standards, and timelines.
• Ensure compliance with approved drawings, statutory requirements, safety regulations, contractual obligations, and quality standards.
• Identify project risks, technical issues, and operational challenges, and implement appropriate mitigation measures.
• Conduct regular project meetings and site inspections to monitor performance, quality, and progress.
• Prepare project status reports, budget updates, management reports, and presentations for management review.
• Coordinate with the Pre-Project Team and Project Consultants to ensure timely preparation and submission of documents, drawings, approvals, permits, and statutory requirements necessary for project implementation.
• Oversee project completion, testing and commissioning, defect rectification, and all necessary procedures to obtain the Certificate of Practical Completion (CPC), Occupation Permit (OP), and other relevant statutory approvals. Ensure that all completion requirements are fulfilled and the project is properly closed out and handed over to the relevant internal departments upon completion.
• Lead, mentor, and supervise project team members to ensure effective project execution and successful project delivery in accordance with approved timelines, budgets, and quality standards.

Job Requirements

• Bachelor's Degree in Civil Engineering, Construction Management, Building, Architecture, or a related discipline.
• Minimum 5 years of relevant experience in property development and construction project management.
• Proven experience in managing development and construction projects from planning stage through completion and handover.
• Strong knowledge of construction management, contract administration, project planning, cost control, quality management, and risk management.
• Familiarity with Malaysian development processes, local authority requirements, CIDB regulations, and construction legislation.
• Strong leadership, communication, negotiation, and stakeholder management skills.
• Ability to manage multiple projects, timelines, budgets, and resources effectively.
• Proficient in Microsoft Office and project management software such as Microsoft Project.
• Knowledge of AutoCAD and construction drawings would be an advantage.
• Professional certifications or registrations such as BEM, PMP, or equivalent will be an added advantage.
