SALES & MARKETING MANAGER/ TEAM LEADER
List of duties and responsibilities :
- Lead, train, and motivate a team of Sales Executives to achieve individual and team sales targets
- Manage the daily roster, assign leads, and ensure the sales gallery is presented to the highest standard.
- Conduct daily briefings and weekly training sessions on product knowledge, sales techniques, and handling objections.
- Role-play sales scenarios and provide constructive feedback to improve team performance.
- Act as the first point of contact for escalated customer inquiries and complex negotiations.
- Personally engage with high-potential clients to assist in closing deals.
- Ensure all team members follow the sales process meticulously, from initial greeting to closing and after-sales service.
- Plan, Coordinate and execute monthly marketing plan, on-site marketing events, VIP previews, and open houses.
- Work closely with the Marketing Manager to provide feedback on lead quality and campaign effectiveness
- Manage the inventory of marketing collateral at the sales gallery (brochures, flyers, etc.).
- Gather valuable customer feedback and insights to report back to management.
- Monitor and report on key daily metrics: footfall, visitor demographics, conversion rates, and team activities.
- Ensure all customer data is accurately captured and managed in the CRM system.
- Prepare weekly/monthly sales reports to the management and any other related reports to be submitted to management
- Well updated with latest property market in Kuching and conduct market studies from time to time and provide value feedback on market sentiments to management/ marketing & sales manager
- Full implementation & compliance of the Company policies / objectives and the quality management system
- Any other duties assigned from time to time as insructed by Manager. Adhere deadline for all assigment
- Willing to work on weekends & public holidays.
- Willing to travel outstations for property events/ roadshows as at when require
Requirements or knowledge of :
- Diploma/ Bachelor’s degree in Marketing, Business, Real Estate, or a related field.
- 3 to 5 years of combined sales and marketing experience, with at least 2 years in a management role within the property development or real estate sector
- Proven track record of successfully launching and selling out property developments (residential apartments, landed homes, or commercial spaces)
- Strong existing network of real estate agents and brokers is highly advantageous.
- In-depth knowledge of the local property market, trends, and regulations
- Proficiency in computer software ie Microsoft office (Words, excel, Power Point & etc), design & creative software ie canva, capcut & etc
- Excellent negotiation, communication, and presentation skills
